More flexibility in paying HOA Dues

Village Association Management now has Online Assessment payment available directly to the secure Lockbox at First Bank HOA. First Bank is the bank used by Fall Creek Addition HOA, Inc. You will need your coupon payment book with your HOA identification number, account number and zip code to complete the process.
The Online payment system will allow you to make one-time payments, or to set up recurring payments semi-annually or annually on the date that you specify.
If you prefer to continue mailing checks, the coupon book mailing address is to a Lockbox (bank deposit center) in California. However, the management company is still locally owned and operated. If you do not want to mail checks to California, you may continue to them to the Garland, TX P.O. Box address.
Please remit payment by September 20th to avoid penalties.

Increasing Fuel Costs Prompt City of Garland Environmental Waste Services Rate Increase

Due to significant escalations in fuel cost, mid-year rate increases are required for residential and commercial solid waste collection customers. The disposal gate rate charged to non-Garland residents and commercial customers using the City’s landfill and Transfer Station will also be increased. The new rates take effect August 1, 2008.
New rates will be as follows:
* The current monthly residential sanitation rate of $16.25 will increase by $1.84 a month for a total monthly rate of $18.09.
* Commercial solid waste collection rates will increase by 10% based on the size(s) and type(s) of container(s) and the collection frequency
* Landfill disposal gate rates will increase by $5.00 per ton (non-Garland residents and commercial customers).
* New rate for automatic dumping vehicles: $35.00 per ton
* New rate for trucks and trailers that do not automatically dump: $52.50
* Transfer Station disposal gate rates will increase by $5.00 per ton (non-Garland residents and commercial customers).
* New rate for automatic dumping vehicles: $52.50 per ton
New rate for vehicles that do not automatically dump: $78.75

16 persons from 13 homes attended Tuesday's make-up Annual Meeting with proxies from 29 other homes for a total representation of 42 homes. However, 4 of the 42 homes were not eligible for voting on amendment changes due to not having their HOA dues current.

The proposed amendments to the DCCRs were not brought up for a vote due to insufficient representation from enough eligible homes (defined as homes with HOA dues current).

There was enough representation (25%) for a vote on two seats for the HOA Board. Chris Shane's and Rich Dietlin's seats were up. A motion to re-nominate Chris Shane was accepted by Chris Shane and motion was seconded. A motion to re-nominate Rich Dietlin was declined by Rich Dietlin. A motion to nominate Larry Sawyer was accepted by Larry Sawyer and motion was seconded. Voting for approval of the two nominees was passed.

The Fall Creek Annual Meeting held on March 18 at Nicholson Memorial Library did not have enough people for quorum to hold a meeting.

The make-up Annual Meeting is being held today, again at the Nicholson Memorial Library at 7:00pm. The library is located at 625 Austin Street in downtown Garland.

8 homeowners and 7 proxies were in attendance at the Fall Creek Annual Meeting on March 18 at Nicholson Memorial Library, short of the 22 combined homeowners+proxies required for quorum to hold a meeting.

Without quorum and the ability to hold the Fall Creek Annual Meeting, the Annual Meeting will be postponed, tentatively set for Tuesday, April 22. The proxies will valid for 60 days beyond March 18th.

Details of the make-up Annual Meeting will be announced here at a later time.

  • A meeting was held at 7pm on Feb 16th at 2218 AT to discuss the Amendments to the DCCRs that will be voted upon at the Annual Meeting on Tuesday, March 18th at 7pm at the Nicholson Memorial Library, 625 Austin Street in downtown Garland.
  • Attendees included homeowners from: 2101 AT, 2125 AT, 2218 AT, 2014 HR, 2110 HR, 2229 HR, 1517 TL
  • No changes to the proposed amendments were made, so the document will be voted upon as-is.
  • Copies of the amendments and proxy will be available for viewing online and downloading.

There will be a Town Hall Meeting on Saturday, February 16th at 7pm at the home of Stanley "Mac" Macadory, President of the Fall Creek HOA.

We will be discussing amendments to our DCCRs (Declaration of Covenants, Conditions and Restrictions) that will be voted on during the Annual Meeting on Tuesday, March 18th.
